New Braunfels
The house is finished. The land usually is not.
Some of what we do in New Braunfels is a lawn and a sprinkler system, or beds and stone, and nothing else. The rest starts on bare ground, either a new custom home or a place that never got the exterior it deserved.
The property gets planned as one piece. Grade and drainage are settled first, irrigation is zoned to the planting design, and the stone goes in to give the grounds structure before anything is planted around it.
Comal County is not one kind of ground. The older streets near Gruene sit on different soil than the newer tracts out toward Canyon Lake, and the subdivisions along 46, Rockwall Ranch and Vintage Oaks among them, were graded and scraped long before anyone thought about a yard. Caliche in one spot, clay in the next, and rock where you least want it. We plan for the lot in front of us rather than for the county, and the plant list and the irrigation both follow from that.
