We are based here, and it shows in the work.

Pioneer has been working out of Seguin since 2019. That means shorter drives, crews that know the soil, and a plant list chosen for what actually survives on Guadalupe County clay through a full summer.

Most of the properties we take on around Seguin fall into two groups. Acreage and ranch places with good bones where the ground around the house never got finished, and new custom homes handed over with a driveway and nothing else.

Entries, drives, and the long approach. Work scaled to a property line rather than a subdivision lot, with our own grading and skid steer work.

Places that never got finished

A house that has been here twenty years and still has bare ground on three sides. We plan the whole exterior rather than adding another bed to it.

Clay that sheds water, real drought restrictions, and deer that eat what they like. All three shape the plan from the first walk.
