Zoned to the plan
Turf, beds, and trees want different water. When irrigation is designed with the planting plan, each zone runs for what is actually in it instead of drowning one thing to keep another alive.

Irrigation
New systems, drip for beds, and coverage sized for open ground, installed as part of the build.

A planting plan is only as good as the water reaching it. That is truer here than most places, on clay that sheds water, through summers that do not let up, and under restrictions that decide when you are allowed to run.
Because the same crew is putting the plants in, the zones get built around them. Nothing is guessed at from a plat, and nothing is left for a sub to sort out after the landscaping is already in the ground.

Open ground, wind, and long runs change what a system has to do. We plan pressure and spacing for the property in front of us and test the coverage before the job closes out.
Every plant on the property depends on it. Irrigation goes in as part of the build, on the same schedule and by the same crew, not as a separate trade you have to chase.
