The ground decides
Sod is the easy part. What it lives on is not. Grade, compaction, and drainage get corrected before delivery, because a pallet laid over hard scraped clay is a lawn you replace next year.

Sod installation
New sod over corrected grade, with the water running before the first pallet lands. A single front yard or the whole property.
What this covers
It went down on ground still compacted from the build, or on a grade that sent water to the wrong place, or without water reaching the far corner in the first three weeks. The grass was never the problem.
We treat the preparation as the job and the sod as the finish. The yard gets graded, the drainage gets settled, the irrigation gets run and tested, and then the grass goes down onto ground that will hold it.
This is as often one front yard as it is a whole property. We install sod across Seguin, New Braunfels, San Marcos, La Vernia, Marion, and Stockdale, on Guadalupe County clay that does not forgive a skipped step.

If irrigation is going in, it goes in first and gets tested. New sod has a short window to root, and finding a dry corner three weeks later is finding it too late.
A front yard gets the same ground work as five acres. The quantity changes. The order of operations does not.
